Valley Bank Opens Branch in Davie

Valley Bank held a well attended grand opening and ribbon cutting at it's new Davie Branch on January 24th. The new bank branch is located at 4657 S. University Drive, Davie, in the Publix shopping center at the Southwest corner of Griffin Road and University Drive.

Mobile Home Park Residents are Organizing.

Last weekend I attended a meeting of mobile home owners in western Davie. Mobile home residents from all parts of Davie are organizing in response to a recent trend of mobile home parks in South Florida converting to other uses--often leaving the residents with less than adequate protections.

This organization is a wise move on their part, and a positive development for the Town.

Next week the Davie Town Council will consider a moratorium on Mobile Home Park rezonings. It is a short term, temporary measure to slow the process as we look for solutions. Obviously, this is a complex problem. There will be no easy no solution, and no single group (not the park owners, not the park residents and not the taxpayers) should bear the total cost of the fix.

We are in the process of filing our papers as a Political Action Committee. Our Mission Statement is to provide grassroots advisory comments to our local, state and federal officials regarding Mobile Home residents and the dire effects that rezoning in it's present form represent. We are seeking volunteers to represent mobile home community residents. This is important that we have as many voices as possible and yet maintain a organized and united purpose.

The Agenda for the January 03, 2006 Davie Town Council Meeting is online.


The Davie Town Council Meets at Davie Town Hall for our regular meeting on January 03, 2006. The Agenda is online.

Note the following items, in which there may be general public interest*:


  1. Resolution: Opposing High School Site on Shotgun Road. (Agenda Item 4.11).
  2. Plat: Trotters Chase, 5820 Griffin Road (SW 58th and 61st Ave.) The petitioner requests approval of the plat known as the "Trotters Chase." The subject site consists of 27.43 Acres and is restricted to 120,000 sq. ft. of commercial use and eighteen (18) single-family dwelling units. (Agenda Item 4.12).
  3. Plat: "Lorson Plat," 5355 SW 76th Avenue. The plat consists of 2.38 acres (103,912 sq. ft.) of land and is restricted to 30,000 sq. ft. of office use. (Agenda Item 4.13).
  4. COMMERCIAL plat: "New Dawn Davie," 5480 Southwest 76th Avenue. This plat is on the West side of SW 76th Avenue, between Griffin Road and Stirling Road, east of University Drive.

    The petitioner requests approval of the plat known as “New Dawn Davie.” The plat consists of 13.68 acres
    (595,935 square feet) of land. The plat is proposing the following restrictions:
    a. The first floor on parcel “A” shall not exceed 5,000 square feet of bank use, including a covered drive thru and the remaining floors on parcel “A” shall total no more than 9,500 square feet of office use.
    b. All first floors on parcel “B” shall not exceed 27,000 square feet of commercial use and the remaining
    floors on parcel “B” shall total no more than 65,000 square feet of office use.
    c. The total of all floors on parcel “C” shall not exceed 63,500 square feet of office use.
    Access is provided by a 40’ x 100’ access easement from University Drive located at the northwest corner of the plat and a 50’ access opening from S.W. 76th Avenue at the northeast corner. Staff finds that the proposed “New Dawn Davie” plat is in accordance with the Comprehensive Plan and Land Development Code as it relates to access, location, and size.

    Access is provided by a 40’ x 100’ access easement from University Drive located at
    the northwest corner of the plat and a 50’ access opening from S.W. 76th Avenue at the northeast corner.
    (Agenda Item 4.14).

  5. Site Plan, Innovative Concept Group, Pless-Webb, 6415 SW 41 St. Located 600 feet on the west side of Davie Road on SW 41st Street. This application is for site plan approval for a 4,124 square foot addition to an existing 3,500 square foot building. The building is proposed with covered walkway placed up to SW 41st Street as required under the Western Theme District. The underlying land use category is RAC, Regional Activity Center and the zoning is B-2, Community Business District, Western Theme. The site is also located within the CRA. (Agenda Item 4.17).
  6. Site Plan: Lorson Professional Campus, 5355 SW 76 Avenue (CC). The petitioner requests site plan approval for a new three-story office building. The subject site is approximately 2.38 acres in size and is located on the west side of SW 76th Avenue, between Griffin Road and Stirling Road. The propose site plan consists of a three-story office building, concrete walkways, and a parking area. The office building will be located towards the rear of the subject site, setback 347 feet from the front property line with a lake fronting S.W. 76th Avenue. Within the parking area is a dumpster enclosure and a loading zone.
  7. Site Plan: Calvary Free Will Baptist Church, 8530 Stirling Road (CF) (Agenda Item 4.19).
  8. Site Plan: Paradise Promenade/Commerce Bank, SW 58th Avenue and Stirl The subject site is approximately 2.0 gross acres in size and is located on the northwest corner of Southwest 58th Avenue and Stirling Road. The subject site is currently vacant and is known as "Lot 1" of the Master Site Plan application (MSP 10-1-01 - Paradise Promenade Master Site Plan) which was approved by Town Council on February 2, 2001. The site was originally approved as two Outbuildings ("E" and "F") on this out-parcel. The application under consideration is combining the two Outbuildings into one, to provide a bank use. (Agenda Item 4.20).
  9. Recovery of Town Funds: Annuity Report from Special Legal Counsel (Agenda Item 8.1).
